The hotel is lovely and the staff could not be nicer or more helpfull. Excellent breakfasts, beautiful beaches and small friendly village just a walk away. The Spa is one of the nicest I have been to. Have used this hotel before and will certainly use it again.

I visited the hotel for a short break with my mother. We found the staff to be attentive and helpful st all times, including reception, chambermaids and dining room. I used the gym, pool and really enjoyed the spa especially the outdoor part. I do intend to return to the hotel in the future.

The spacious ground floor lounge area sets out what should be a good hotel with wonderful views of the Firth of Forth and the Fife coast. Unfortuneately that is the only good part of our visit to this Hotel.

I found the hotel staff very friendly and helpful, as well as attentive to patrons. The bed mattress was excellent, no problems sleeping on it. I have found in other hotels in the past, that were of lesser standard, the bed can be very uncomfortable. All in all, I think the hotel is value for money and I would stay there again in the future.

The location is the best thing about the hotel. Rooms at the back of the hotel backing onto the gardens are definitely quiter than on the front, but it’s still great whever you stay at this hotel. Great value.

The Hotel was in a central location near to shops castle andresturants. We came to Edinburgh because it was my husbands 70th birthdayand it was something he always wanted to do and he was not disappointedwe hope to visit Edinburgh again in the near future. The owners Maxx and Annette are perfect hosts and made our stay mostenjoyable. Concerned at first re location of hotel but only 25 minswalk to royal mile and 10 min bus trip to centre with very frequentservices. Some good eating places within short walk from hotel. Would recommend this hotel and would definitelystay there again.

The hotel staff was super nice and helpful. I loved the accommodations and would definately recommend this hotel if you travel to Edinburgh. It is about a 30 minute walk to the Royal Mile or there is a bus that runs every few minutes you can take for 1. 2 pounds.

I booked this place because I thought it is a hotel with a free parking place. In fact it is a B&B in a great large town house. In the bathroom you get all the necessary stuff including body lotion. The traditional breakfast is delicious.

On initial entry to the B&B, the staff seemed entirely genuine, extremely pleasant, accommodating and willing to turn their hand to absolutely anything to suit their guests needs. The rooms were amazing, classic Victorian, high ceilings and amazing attention to detail. The owners had placed cuddly toys on the bed when we arrived, its that sort of attention to detail that makes this B&B such a memorable experience.

This is by far the best accommodation I have ever stayed in, including top-end hotels. The rooms & decor are wonderful, the choice & quality of the breakfasts are second to none, fantastic showers, everythingspotlessly clean, & the host, Gareth, is funny, kind, thoughtful & friendly. The little touches such as the sweets left in the rooms & traybakes with ’Eat Me’ left to tantalise us in the reception area, really were the icing on the cake. I will certainly stay here any time I am in Edinburgh, & will be urging.

I had a short break at the Fraoch House BB whilst visiting Edinburgh for the recent bon jovi concert. I would rate this accommodation as excellent we did not have any complaints at all the location the staff the food and the room were all first class would highly recommend to all friends and family. The next time I visit Edinburgh there is only one place I will be staying Fraoch House first class.
